Hidden Water Leak Detection

Ref Detection service

Most hidden leaks are found from the surface, not from a pickaxe. We map the whole system first, isolate the zone that is losing pressure, then pinpoint the exact point of failure with acoustic and thermal equipment. You get the location, the evidence and a written report before anyone opens a wall.

Symptoms we test for

What this looks like on site

  • Water bill climbing with no change in usage
  • Sound of running water when every tap is closed
  • Damp patch, blistering paint or a stain that keeps returning
  • Warm patch on a tiled floor
  • Meter still turning with the main valve shut

How the survey runs

Five steps, no exploratory demolition

  1. 01

    System walk-through

We record the plumbing layout, meter behaviour and history of the property so the survey starts with facts, not guesses.

  2. 02

    Non-invasive sweep

Acoustic listening and thermal imaging narrow the search to a single room, wall or line before any intrusive work.

  3. 03

    Pressure isolation

Isolating sections confirms which leg of the system is losing water and rules out the ones that are sound.

  4. 04

    Pinpoint and mark

The leak is marked on site, photographed and measured so your plumber opens the smallest possible area.

  5. 05

    Written report

Findings, photos, thermal images and recommendations are issued in writing at no extra cost.

FAQ

Hidden Water Leak Detection questions

Still unsure? Call the 24/7 line or send a WhatsApp and describe what you are seeing — we will tell you what test is needed.

Will you have to break tiles or walls to find the leak?

No. Detection is non-invasive: we use acoustic, thermal and pressure equipment from the surface. Only the repair itself requires opening the marked area.

How long does a residential detection take?

Most homes are completed in 60 to 120 minutes on site. Larger properties and slab leaks can take longer, and we confirm the expected duration when you book.

What happens if you cannot find the leak?

You do not pay for the detection under our no-find-no-fee guarantee. We will still explain what we tested and what we recommend next.
