Slab Leak Detection

Ref Detection service

A slab leak is the most expensive leak to guess at. Opening a floor at random can cost tens of thousands of rand and still miss the pipe. We combine acoustic listening with thermal scanning and pressure isolation to define a small, defensible excavation point before any tile is lifted.

Symptoms we test for

What this looks like on site

  • Warm or hot patch on a tiled or screed floor
  • Damp smell or mould appearing at skirting level
  • Floor tiles lifting, hollow or cracking along a line
  • Persistent high water bill with no visible leak
  • Water seeping at the base of a wall

How the survey runs

Five steps, no exploratory demolition

  1. 01

    Zone isolation

The under-floor network is isolated leg by leg to confirm a slab loss and exclude the rest of the system.

  2. 02

    Acoustic correlation

Pressure-driven leak noise is correlated to a point on the floor plan, typically to within a small radius.

  3. 03

    Thermal verification

Thermal imaging confirms the path and the hot or cold signature under the tile before we mark it.

  4. 04

    Marked excavation point

A single marked point, photographed and measured, so the repair opens the minimum area.

FAQ

Slab Leak Detection questions

Still unsure? Call the 24/7 line or send a WhatsApp and describe what you are seeing — we will tell you what test is needed.

Can a slab leak be repaired without breaking the floor?

Sometimes a re-route is possible, but that is a plumbing decision. Our job is to prove exactly where the failure is so the repair method can be chosen with confidence.

How accurate is slab leak location?

On a typical residential slab we mark a point within a small radius. Accuracy improves with clean access, known pipe routes and quiet site conditions.

Does home insurance cover slab leak detection?

Many policies cover trace-and-access work once a leak is confirmed. Our written report is structured to support that claim.
